Cllr Gavin White, Manchester City Council’s executive member for housing and development, said: “Rodney Street is a landmark as the first development to be approved by planning for our This City housing company. But it’s also the beginning of the next phase of the Ancoats regeneration story, bringing a brownfield site back into use while delivering much needed new housing in our city centre.

The £30m+ investment by This City in to this first development will create 548 construction jobs and is expected to take 2 years to build.  The location itself is highly sustainable – enabling residents to walk, cycle and have easy access to public transport to support city centre living, with lots more sustainability features built in to the building designs.

This is a really exciting time for Ancoats and the beginning of the completion of a regeneration journey spanning two decades.

The homes are also set to benefit from the nearby Ancoats Mobility Hub – a new concept that centralises car parking for new development, reducing the need for onsite parking and cutting car traffic in the neighbourhood. With parking spaces at the Mobility Hub available, as well as space for bike parking, this all makes a valuable contribution to the sustainability goals of the development.

Townhouses will have electric vehicle ‘EV’ charging points and private gardens, and disabled parking spaces have also been designed with EV charging.

A significant number of new trees will be planted to help create greener outdoor spaces. This complements a wider public realm strategy that is investing £32m in to major improvements for the Ancoats Green area to make it the green heart of the community and a neighbourhood known for being low-carbon, sustainable and with a focus on active travel.

“Our intention is to scale up development to at least 500 homes per year and at least 20 percent of these will be made available at the Manchester Living Rent – delivering high quality, affordable housing for families on lower incomes.
“This is a really exciting time for Ancoats and the beginning of the completion of a regeneration journey spanning two decades.”
